Design around a clear customer

The strongest facility plans start with a clear target customer. A sports venue built for casual community play will perform differently from one built for premium coaching, events or private bookings. Matching the product to a realistic segment helps the operating model stay predictable.

Plan for operating costs

Capital planning matters, but ongoing performance matters more. Rent, utilities, staffing, maintenance and marketing all need to be intentionally built into the financial model. It is easy to design a facility that looks attractive at launch and becomes difficult to sustain in month six.
